How we handle your information

American Capital Edge ("we," "us," "our") buys land directly from owners and resells it to retail buyers, sometimes on installment terms. This policy explains what information we collect, how we use it, and the choices you have. It applies to property owners we contact and buyers we transact with.

What we collect

From public records

Names, mailing addresses, parcel APNs, acreage, county location, owner-of-record information, and tax data, gathered from publicly available county assessor and recorder records. This is the same data anyone can request from the county. We use it to identify owners we may want to contact about purchasing their land.

From skip-trace providers

To reach owners whose mail is undeliverable, we may use licensed third-party skip-trace services that return phone numbers, email addresses, and current mailing addresses associated with a person. These services certify their data sources and we treat returned data as confidential.

From you

If you fill out a form on our website, reply to a letter, or call us, we collect the information you provide: name, phone, email, the property you're discussing, and the details of the conversation. If you opt in to SMS, we collect your consent timestamp, IP address, browser, and the URL you used to opt in (see SMS communications below).

How we use information

  • Send you direct mail with offers to purchase your property.
  • Send you SMS messages, but only after you've explicitly opted in.
  • Call you in response to a callback request, or to follow up on a written offer you've responded to.
  • Send you transaction documents (purchase agreement, escrow paperwork, closing statements) if we negotiate a deal.
  • Maintain our internal records, run reporting, and meet our legal obligations.

SMS communications

You're never enrolled in SMS automatically. We send text messages only to phone numbers whose owner has explicitly opted in, either via the consent checkbox on our seller form or via the URL printed on a letter we mailed you.
  • What you'll receive: 1-on-1 conversation about your land: offers, follow-ups, and transaction updates. Marketing SMS messages, but never promotional blasts.
  • Frequency: Approximately 1–3 messages per recipient over any 14-day period. Frequency may vary based on the conversation.
  • Opt out: Reply STOP to any message. We confirm receipt and will not text you again.
  • Help: Reply HELP, or email team@americancapitaledge.com, or call (949) 620-0680.
  • Cost: Standard message and data rates may apply, depending on your wireless carrier and plan.
  • Voice consent recordings: When opt-in is captured during an outbound call, the full call audio is retained as the proof-of-consent record. The recording is accessible only to authorized staff and is not shared with third parties except as required for compliance audit or legal process.

We will not share your opt-in to an SMS campaign with any third party for purposes unrelated to providing you with the services of that campaign. We may share your personal data, including your SMS opt-in or consent status, with third parties that help us provide our messaging services, including but not limited to platform providers, phone companies, and any other vendors who assist us in the delivery of text messages.

Your mobile information will not be sold or shared with third parties for promotional or marketing purposes.

How we share information

We do not sell, trade, or otherwise transfer to outside parties your personally identifiable information. We share information only with:

  • Mail vendors (Lob) to print and deliver letters, postcards, and self-mailers on our behalf.
  • SMS carriers (Telnyx) to deliver opted-in SMS messages and receive replies.
  • Hosting and database providers (Cloudflare, Neon) to operate this website and store records.
  • Title and escrow companies when you've entered into a transaction with us.
  • Legal and tax advisors as required to defend our rights or comply with the law.

We may also disclose information if required by subpoena, court order, or other legal process.

Your choices

  • Do not mail: Email team@americancapitaledge.com with the property address; we'll suppress it from future mailings.
  • Do not call: Same email; we'll add the number to our internal Do Not Call list. We already honor the National DNC Registry.
  • SMS opt-out: Reply STOP to any message.
  • Data access / deletion: Email us; we'll provide what we hold and delete it where we have no legal obligation to retain it.

Retention

We retain owner contact information for as long as you may be a future seller, plus seven years after your most-recent transaction (for tax and audit purposes). SMS consent and opt-out records are retained for a minimum of seven years per Telnyx 10DLC requirements. You can request earlier deletion by emailing us; we'll comply unless we have a legal obligation to retain.

Security

We protect data with encrypted connections (HTTPS/TLS), encrypted storage, and access controls scoped to specific employees. No system is completely secure, but we treat your data with the same care we expect for our own.

Children

This site is not directed to children under 13. We do not knowingly collect information from anyone under 13.

Changes

We may update this policy. The "Last updated" date at the top reflects the most recent revision. Material changes will be highlighted on this page for 30 days.
